An HDB loan covers up to 75% of a flat's price or valuation, whichever is lower, at 2.6% a year over up to 25 years, with the monthly instalment capped at 30% of gross monthly income (source: HDB, October 2026). The remaining 25% is the downpayment, payable from CPF Ordinary Account savings, cash or both. The household income ceiling for an HDB loan is S$16,000 a month for families.

For a resale flat, HDB also caps the loan tenure at the flat's remaining lease minus 20 years. If the lease doesn't cover the youngest buyer to age 95, HDB lowers the loan limit and the CPF you can use, so more is paid in cash. This estimate doesn't know the flat's lease, so it applies neither. Check the lease on HDB Map before you commit.

The policy figures behind this calculator come from published HDB, CPF, MAS and IRAS rules, checked in October 2026, and those rules change. Stamp duty uses the current IRAS rates and assumes this is every buyer's first home. Joint buyers pay the highest buyer's Additional Buyer's Stamp Duty (ABSD) rate, and ABSD on an HDB flat or a new EC is waived when any buyer is a Singapore Citizen. A married couple with a Citizen spouse, buying their first home together, can apply to IRAS for ABSD remission, which this estimate does not deduct. Agent fees assume 1% of the price. CPF OA figures are taken as of today, not projected to key collection. For flats whose remaining lease does not cover the youngest buyer to age 95, HDB pro-rates both the loan limit and the CPF you can use for the flat, and caps the tenure at the remaining lease minus 20 years; none of these is applied here. Please do not commit to a purchase on this number alone. Check your eligibility, the rates and the duties payable with HDB, IRAS and your bank before you sign anything.
What the calculator considers
A few key factors shape your estimate:
- Monthly household income
- Your ages (the loan must be repaid by age 65)
- HDB loan interest rate (currently 2.6% p.a.)
- Loan tenure (up to 25 years)
Tips for applicants
A few things worth keeping in mind:
- Keep your documents up to date and accurate.
- Weigh your long-term commitments before borrowing the maximum.
- Compare HDB and bank loan rates for your situation.
- Budget for stamp duty, legal fees and renovation.

Frequently asked questions
How much HDB loan can I get?
You can borrow up to 75% of the flat's price or HDB's valuation, whichever is lower, as long as the repayments fit within your income. The monthly instalment is capped at 30% of your gross monthly income (the Mortgage Servicing Ratio, or MSR), and the loan must be repaid within 25 years, by the time the applicants' average age reaches 65, or within the flat's remaining lease minus 20 years, whichever comes first. The calculator above applies these limits to your numbers.
How much downpayment does an HDB flat need?
An HDB flat needs a downpayment of 25% of the price at the 75% loan-to-value limit. With an HDB loan, all of it can come from your CPF Ordinary Account (OA) savings, cash or both. With a bank loan, at least 5% of the price must be paid in cash and the other 20% can use CPF. Pick a flat in the calculator to see the split for your case.
What is an HFE letter and how do I apply?
An HDB Flat Eligibility (HFE) letter confirms whether you can buy an HDB flat, take an HDB loan and receive CPF housing grants, and you need a valid one before you can buy a flat. Start with the preliminary HFE check on the HDB Flat Portal using Singpass, then submit your HFE letter application. HDB sets how long the letter stays valid. See the HDB's HFE page .
Which CPF housing grants can I get for an HDB flat?
The main ones are the Enhanced CPF Housing Grant (EHG), the Family Grant (CPF Housing Grant for resale flats) and the Proximity Housing Grant (PHG). New flats can get the EHG, while resale flats can also get the Family Grant and the PHG. Amounts depend on your income, flat and family situation, and they change, so check the official guide for current figures. See the official CPF housing grants guide .
Is an HDB loan different for a BTO and a resale flat?
The loan rules are largely the same: the same loan-to-value limit, MSR and tenure. What differs is the flat. A Build-To-Order (BTO) flat is bought new from HDB, so the downpayment is often paid in stages if you qualify for the staggered downpayment scheme, while a resale loan is based on the lower of the price and HDB's valuation. Grants differ too, as above.
What is the maximum loan-to-value (LTV) for an HDB loan?
The maximum loan-to-value (LTV) limit for an HDB loan is 75% of the purchase price or market value of the flat, whichever is lower.
Can I use my CPF for the HDB downpayment?
Yes, you can use your CPF Ordinary Account (OA) savings toward the downpayment, subject to CPF usage rules.
How does the HDB loan interest rate compare with a bank loan?
The HDB loan rate is 2.6% a year, which is 0.1% above the CPF OA interest rate, and it is more stable than bank loan rates. Bank loan rates may start lower but move with the market.
How does "Additional Payment from OA Excess" work?
On an HDB loan, CPF members may retain up to S$20,000 in their Ordinary Account, with the remainder going toward the housing payment. On a bank loan, you can choose to retain any amount of OA savings. See the HDB website .
